Monthly cost of a mortgage
A €300,000 mortgage at 3.8% over 30 years costs €1,397.87 a month as an annuity (repayment) mortgage – about €203,000 in interest over the full term. At 4.8% the same mortgage costs €1,574 a month and €266,600 in interest: one percentage point adds roughly €176 a month.
Annuity vs. linear mortgage
With a linear mortgage the first payment is higher (€1,783 in the example above) but it falls every month, ending at around €836, and total interest drops to about €171,500. The annuity mortgage keeps payments level, which is easier when your income is fixed.
What’s not included
The gross payment shown here excludes property taxes, insurance, maintenance and any tax relief on mortgage interest, which differs by country. Interest rates are usually fixed only for a period, after which the payment can change. Ask a mortgage adviser for a binding calculation.
